R <br />O <br />August 11, 1978 <br />Application For Variance <br />VN-191, Carlson <br />PURPOSE <br />To consider an application for a variance to permit a <br />subdivisionof property creating two (2) lots less than- <br />the required 75 feet in .width. <br />BACKGROUND. <br />APPLICANT: Clinton Carlson. <br />LOCATION: 1315 - 12th Avenue NW (West side of Long <br />~~ Lake, near intersection of 13th Street <br />and 12th Avenue) <br />ZONING: R-1, Single Family <br />The applicant is purchasing the property shown on the <br />attached location map and by the application is seeking to <br />subdivide to create two (2) lots. The applicants attached- <br />statement of .reason for the variance explains the request <br />-quite well. The difference in width of the two parcels <br />proposed is a result of the existing home location and the <br />.need to maintain the required five (5) foot side yard <br />setback. The house is located on the proposed northern <br />lot and would be 72 feet in width., <br />Th location map indicates. that"there are indeed- lots in <br />.the neighborhood less in width than proposed.- Lots on the <br />west side of 12th Avenue are however generally greater <br />in width-than the minimum required. The applicants-point <br />is that this subdivision would not be out of character with <br />the neighborhood. <br />The lot width variance requested is slight when the <br />overall parcel size is considered. The property as it exists <br />is under utilized. The 66 foot width of the proposed southern <br />property is adequate for construction of the typical home <br />being built within the city. <br />
