Giblin <br />Attorney at Law <br />1230 Builders Exchange Bldg. <br />Minneapolis, Minnesota 55402 <br />Dear Mr. Giblin: <br />This letter is sufmitted in respect to the Erwin Land <br />Subdivision and the variances desired to make the most ef- <br />fective utilization of the property. <br />The house located on the westerly part of the 147 foot <br />wide lot was built about 1952 and is a standard 12 story ex- <br />pansion hone with a basic foundation 34' x 28' with front and <br />back additions for a total first floor area of 1,072 square <br />feet. <br />New Brighton requires a 75 foot minimtum width at the <br />building site line and a minimum 5 ft. side yard. With the <br />excess of depth of this parcel, the square footage require- <br />ments are met very easily. The best division of this land <br />would be two 7A foot wide building sites. This division <br />would require the following: <br />1) A lot width waiver of 12 feet (73?- ft. instead of <br />75 ft.) --- a 20 waiver. <br />2) Since a survey now reveals that the house is slightly <br />canted on the lot with the southeast corner 5.2 feet <br />from the new lot line and the northeast corner 4.3 <br />feet from the new lot line a waiver of 0.7 feet on <br />minimum side yard for that northeast corner is desired. <br />3) Authorization for a driveway easement so that the <br />existing house can utilize the driveway along the <br />east section of the property. The exact description <br />of this easement (estimated to be about 20 feet wide) <br />would be prepared in conjunction with the development <br />of the easterly building site.
