ew <br />rPURPOSE <br /> <br />Report #78-236 <br />September 7, 1978 <br />REPORT TO THE CITY COUNCIL- <br />Application for Variance <br />VN-192, Erwin <br />September 14, 1978 <br />7:50 P.M. <br />To consider a variance application to permit the <br />subdivision of property into 2 lots, each being 73.5 feet <br />in width. In addition, the subdivision would create a <br />situation where an existing structure would have less <br />than the required setback. <br />BACKGROUND <br />APPLICANT: Shirley and Robert Erwin <br />LOCATION: Generally S of Spring Creek Drive and <br />immediately E of Fridley - New Brighton <br />Border. <br />ZONING: R-1, Single Family <br />PREVIOUS COUNCIL ACTION: At the July 25th Council <br />meeting the City Council took action to <br />deny the request of the application <br />to create a landlocked parcel on this site. <br />The present application is for a subdivision that would <br />create 2 parcels, equal in width and both abutting by their <br />full frontage on a public street (Spring Creek Drive). <br />The subdivision, as now proposed, is very logical and <br />addresses the concerns. of The Board-of Review and City Council. <br />The deviation from the lot width requirement is minima], and <br />the impact is lessened given the overall size of the property. <br />The parcel size, shapeand topography create circumstances <br />for which a variance could be considered. The circumstances <br />of the property create a hardship in subdividing the property <br />into lots meeting the ordinance requirements. <br />The same circumstances related to the subdivision could <br />also be applied to the variance for the house setback.
