A request for a variance to permit the subdivision of property creating 2 lots having less than-the required width. and also creating a side yard setback of less than 5 feet. Property Description: The west 180 feet of the NW 1/4 of the NW 114 of Section 18, Township 30 North, Range 23 West, Ramsey County, Minnesota - lyng southerly of the Minn. Transfer Railway Co. right-of-way. Except for a road easement over the west 33 feet (Stinson Boulevard) thereof and except for a 20 foot wide per- manent sewer easement, the centerline of which begins at a point on the west line of the NW 1/4 of the NW 1/4 Of Section 18 a distance of 520.47 feet south of the southerly right-of-way line of said railway and thence extending in a southeasterly direction at an angle of 60 degrees 14' 15", and except for a permanent road easement over the northeasterly 50 feet (Spring Creek Drive) and except for the Rice Creek vicinity flowage easements and except a 12 foot wide strip adjoining the Railway Co. right-of-way. - - Property Location: 3077 Spring' Creek' Drive (generally south of Spring Creek Drive and east Of Fridley - New Brighton border). ; ' Such persons as desire to be heard with reference to the above matter wiItbe heard at this meeting. (3) Said newspaper has 50 percent of its news columns devoted to news of local Interest to the com- munity which it purports to serve and does not wholly duplicate any other publication and is not made up entirely of patents, plate matter and advertisements. (4) Said newspaper is circulated in and near the municipality which it purports to serve, has at least 500 copies regularly delivered to paying subscribers, has an average of at least 75 percent of its total circulation currently paid or no more than three months in arrears and has entry as second-class matter in its local post-office. (5) Said newspaper purports to serve the Village of New Brighton in the County of Ramsey and it has its known office of issue in the Village of New Brighton in said county, established and open during its regular business hours for the gathering of news, sale of advertisements and sale of subscriptions ano main- tained by the publisher of said newspaper or persons In his employ and subject to his direction and control during all such regular business hours at which said newspaper Is printed.
