That the property has some unique characteristics
including size, shape, locations, topograph, a creek
which flows through the property and a sewer easement
which crosses the property.
2. That the property characteristics create a hardship
in subdividing this property into lots meeting all
zoning code requirements.
3. That the lots proposed greatly exceed the minimum lot
area required for a R-1 District.
4. That the variances requested are minimal and have
little. impact in relationship to the property size
and orderly subdivision of the property.
