Erwin, to permit a subdivision
of property creating lots less than 75 feet in width, and
creating a side yard setback of less than the required
five (5) feet, and
IVHEREAS, the procedural history of the application is
as follows;
1. That the Board of Review heard and reviewed the
application at tis meeting on August 15, 1978.
3. The written comments and analysis of the City Planner
and all person's statements made at the Board of
Review meeting were considered.
NOW THEREFORE BE IT RESOLVED by the Board of Review that
the following Findings of Fact are made in respect to VN-192
1. That the property has some unique characteristics
including size, shape, locations, topograph, a creek
which flows through the property and a sewer easement'
which crosses the property.
2. That the property characteristics create a hardship
in subdividing this property into lots meeting all
zoning code requirements.
3. That the lot proposed greatly exceed the minimum lot
area required for a R-1 District.
4. That the variances requested are minimal and have little
impact in.relationship to the property size and
orderly subdivision of the property.
