September 14, 1978 <br />APPLICATION FOR VARIANCE <br />VN - 194 <br />PURPOSE <br />To consider request for a reduced front yard setback to permit the <br />construction of a garage dnto a single family home. <br />BACKGROUND <br />APPLICANT: Allen McClintock <br />LOCATION: 2092 Thorndale Avenue (1 Block West of Long Lake <br />Road on Mounds Street, North to end of Cul-de- <br />-sac on Thorndale) <br />ZONING: R-l, Single Family <br />The applicant is requesting a variance of 7.6 feet from the normal <br />30 foot front yard setback in order to construct a 24' x 24' garage <br />onto the front of his existing home. The applicant has submitted <br />the attached statement setting forth his reasons for a variance and <br />also the enclosed sketch showing the proposed garage and site plan. <br />The trees, sewer easement and slope most certainly present problems <br />for the applicant in constructing a garage. The impact of the <br />variance is lessened by the fact that this lot is on a cul-de-sac <br />and further is lessened as a result of the home to the ease being <br />separated a good distance (approx. 100 ft.) from the applicants <br />home. <br />It appears that the garage construction would not cause any sight <br />problems or intrusions for surrounding property. <br />STAFF RECOMMENDATION <br />Staff recommends that VN-193 be approved by waiving the reading and <br />adopting the attached resolution. <br />~L~ <br />ames F.
