B-3, General Business <br />The applicant is requesting a variance to construct a 32.5 sq. <br />ft. ground sign on a: site with a street .frontage of 84.03 <br />linear feet in a B-3, General Business District. <br />The zoning code, Section 13-220 indicates that the .necessary <br />elements in relation .to-sign variances are: <br />1, Practical difficulties; <br />2. Unnecessary hardships; <br />3. Results inconsistent with the general purpose. of <br />.Chapter XIV. <br />In addition, it is stated that: <br />].. Special circumstances involving size, shape. and <br />topography, or location must. be attached to the <br />property.. <br />2. The grant of-the .variance shall not constitute special <br />privilege. <br />Section 13-120,e. of .the zoning code establishes that one <br />ground sign may be installed or maintained on each street side <br />of 100 feet or more. On each street side of less than 100. <br />feet, one ground sign may be installed no larger than 6 sq. <br />ft. in area. In a B-~, General Business District a ground <br />sign of 64 square feet in area can be installed if there is <br />100 feet or more on the street side. <br />
