<br />APPLICATION FOR VARIANCE <br />VNl211, IRV MOEN <br />August 22, 1979 <br />PURPOSE <br />To consider a request for a variance to create two (2) lots with less <br />than the required width. <br />BACKGROUND <br />APPLICANT: Irv Moen. <br />LOCATION: 3044 16th Street N.W. <br />(Generally north of 16th.. Street N.W. and <br />south of Valerie Lane) <br />ZONING: R-1, Single Family. Residential <br />PROPOSED NUMBER OF LOTS: 2 Lots <br />ORDINANCE REGULATLON: The zoning code states that in a R-1 <br />Single Family .Residential District lots <br />shall have a minimum area of 10,000 square <br />- feet and a width of 75 feet. <br />A variance is required by this proposed minor subdivision because the <br />.parcels will have a width of 74.49 and 75 feet is required. <br />The applicant contends that the lots are only. 5/10's of afoot from <br />meeting the standards and a hardship would result if only one.dwell- <br />ing is allowed on this site.. <br />Staff feels that-the lots created deviate only inches from the re- <br />quired width.- In order to make the most efficient use of the p„roperty <br />the lot division seems to be acceptable. It should also be noted <br />that both lots are over 12-,000 square feet in area which we1T exceeds <br />the. required lot area of 10,000 square feet. <br />The proposed subdivision and resulting variance wall not change the. <br />general-character of the neighborhood nor result in the creation of <br />lots that a:re not comparable .with adjacent lot sizes. The lots will <br />have access to public streets and public utilities are available to <br />service the lots. <br />RECOMMENDATION <br />Staff recommends. that the Board recommend approval. of VN-211. by waiv- <br />ing the reading and adopting the attached resolution. <br /> <br />,. <br />J a~n M.
