~_ _ ~. <br /> <br />~ - ~-: s~ <br />Report ~79~~p <br />August 27,.1979 <br />APPLICATION FOR VARIANCE <br />VN-211, IRV MOEN <br />PURPOSE <br />To consider a request for a variance to create two (2) lots with less <br />than the required width. <br />BACKGROUND <br />APPLICANT: Irv Moen <br />"LOGAT_ION: 3044 16th Street N.W.. <br />(Generally north of 16th .Street N.W. and south <br />of Valerie Lane) <br />ZONING: R-1, Single Family Residential <br />PROPOSED NUMBER OF LOTS: 2 Lots <br />ORDINANCE REGULATION: The zoning code states that in a R-1 <br />Single Family-Residential District lots <br />shall have a minimum area of 10,000. square <br />feet and a width of 75 feet. <br />i A variance is required by this proposed minor subdivision because the <br />parcels will have a width of 7.4.49 and 75 feet is required. <br />The applicant contends that the lots are only 5/10's of a foot from <br />meeting the standards and a hardship wouhd result if only one dwell- <br />ing is allowed on this site. <br />Staff notes that the lots created deviate only inches from .the re- <br />quired width. In order to make the most efficient use of the property <br />the lot division seems to be acceptable. It should also be noted <br />that both lots `are over 12..,000 square feet in area which well exceeds <br />the required lot area of 10,000 square feet. <br />The proposed subdivision and resulting variance will not change the <br />general character of the neighborhood nor result in the creation of <br />lots that are not comparable with adjacent -lot sizes. -The lots will <br />-.have access to public streets and public utilities are available to <br />service the lots: <br />PLANNING COMP1ISSION CONSIDERAT-ION AND RECOM~~ENDATION <br />EXTRACT OF MINUTES <br />BOARD OF REVIEW <br />.REGULAR-MEETING <br />AUGUST 22, 1979 <br />Staff reviewed the application to. create two lots 74.49 in width at <br />3044 .16th Street N.W.- <br />Motion by Williams, second by Schmidt to recommend approval of <br />variance application, VN-2.11. <br />
