<br />November 15, 1979 <br />APPLICATION FOR VARIANCE <br />VN-213, DOUG JONES <br />PURPOSE <br />To review a'request for variance to construct-a duplex with less <br />than the required side yard setb ack and to divide the property <br />into 2 lots creating a zero lot line. <br />BACKGROUND <br />APPLICANT: Doug Jones <br />OWNER: Mari an Walde <br />LOCATION: 2303 14A Street N.W. <br />EXISTING ZONING: R-2,- Two-Family Residential <br />ORDINANCE REGULATIONS: <br /> a. Setback Requirements For R-2 District: <br /> Front yard - 30 feet <br /> Side street yard - 20 feet <br /> Side next to R-1 District - 30 feet <br /> b. Minimum Lot Requirements (R-2): <br /> 12,500 square.feet and 85 feet in <br /> width at the building setback.- <br />REQUESTED DEVIATIONS FROM THE ZONING CODE: <br /> a. Setback on the west side yard is <br /> required to be 30 feet and the <br /> applicant proposes a setback of <br /> 27.6 feet. <br /> b. A lot division which would create <br /> substandard sized lots and would also <br /> result in interior'side yard..setbacks <br /> of zero. <br />WARRANTS FOR GRANTING VARIANCES: <br /> <br />Section 11-040.of the zoning code states: <br />"that where there are practical diff- <br />iculties or unusual hardships in the way <br />of carrying out the strict letter of the <br />provisions of the ordinance, the Council <br />shall have the power, in a specific case <br />to permit a variance from the provisions <br />of this ordinance." <br />?J? ltd o -?
