RESOLUTION NO <br />:- <br />~~ i~ <br />NEW BRIGHTON PLANNING COMMISSION <br />BOARD OF REVIEt,I <br />RESOLUTION MAKING FINGINDS OF FACT AND RECOMMENDING APPROVAL <br />OF APPLICATION FOR VARIANCE, VN-274 <br />4JHEREAS, An application for a variance, VN-214 has been <br />made 6y J.A. Cadwallader to allow a greater density with the <br />dedication of park property under PRD 30. <br />WHEREAS, The procedural history of the application is as <br />follows: <br />1. That an application for a variance, VN-214 was <br />filed with the City on March-71, 1980. <br />2. That the Board of Review heard and reviewed the <br />application at its regular meeting on March 18, 1980. <br />3. The written comments and analysis of the City Planner <br />and all person's statements made at the Board of <br />Review meeting were considered.- <br />N04J THEREFORE BE IT RESOLVED by the Board of Review that <br />the fallowing Findings of Fact are made in respect to VN-214: <br />1. That the property is presently zoned R-1, Single <br />Family Residential; <br />2. The the total site is 8.98 acres and the proposal <br />includes the dedication of a 4.93 acre park; <br />3. That based on the total site .under PRD density the <br />maximum allowed number of units would be 48 units; <br />4. That the requested density is consistent and <br />compatible with surrounding development.; and <br />5. That the proposal is consistent with the intentions <br />of the PRD ordinance in terms of efficient use of <br />the land and the protection of the health and welfare. <br />BE IT__FURTHER RESOLVED ,_ _Th~t VN-.21.4. is her~by_ r~comme_nded <br />for approval subject to~-the conformance of the .conditions <br />of Preliminary Planned Residential Development, PRD #30. <br />Adopted this ~ day of ~ ~ ~ 1980. <br />ldayne Leverkuhn, Chairman <br />Joan M.
