The applicant's letter has mentioned the consideration of <br />shared parking, staff feels that shared parking considerations <br />are not totally applicable to this property. All business and <br />firms have competitive hours and some businesses stay open later <br />than others but this has a very small impact if any. <br />5. An extensive traffic impact analysis was prepared at the time of <br />the original consideration of the center. It is possible that <br />an update of that analysis is warranted on the basis of the <br />residential development to the west, the addition to the center <br />and the resulting reduction in available parking spaces. <br />6. Another concern is the status of the temporary driveway off of <br />Rice Creek Road. The applicant should address whether the <br />drive should be-left as is until. development of that property <br />or if the road should be improved to handle additional traffic <br />generated by the addition. <br />7. The resolution.adopted approving PRD #27 discussed the possibility <br />of overflow parking from the condominium building on the shopping <br />center parking lot. I.n staff's opinion the parking lot after <br />the construction of the addition would still accommodate any <br />parking from visitors to the condominium on the basis that such <br />parking if.any would probably be in the evening and not at times <br />when the center is being greatly used. It should also be noted <br />that parking for the condominium will be addressed at the time <br />of the request for a building permit for the building. <br />8. For comparison purposes it whould be noted that based on total <br />gross flo-or area and parking spaces provided Brighton Village <br />has one space per 159 square feet of G.F.A. and the Rice Creek <br />Center after the addition has one space per 160 square feet of <br />G.F.A. This indicates that the resulting parking at the Rice <br />Creek Center. is,comparable to the parking existing at Brighton <br />Village. <br />STAFF RECOMMENDATION <br />Staff recommends that the Board recommend approval of VN-217 by <br />waiving the reading and adopting the attached resolution. <br />Staff also recommends that the Board by simple motion recommend <br />approval of LP-110 subject to the.following: <br />1. That final grading and drainage plans be approved by <br />the City Engineer and Rice Creek Watershed District; <br />2.
