Report #81-101 <br />s May 20, 1981 <br />APPLICATION FOR MINOR SUBDIVISION <br />NORTH INNSBRUCK ASSOCIATION ~+ <br />PURPOSE <br />To consider a request for a minor subdivision without platting. <br />BACKGROUND <br />APPLICANT: North Innsbruck Associates, Lowell <br /> Efterfield <br /> Anthony Gardas (Resident) <br />LOCATION: 2722 Highway 694 and 1050 27th <br /> Avenue N.W.,generally the northwest <br /> corner of 27th Avenue NW and I-694 <br /> frontage road. <br />EXISTING ZONING: B-1, Limited Business <br />EXISTING USES: Single Family Dwelling and Office <br /> Building <br />EXISTING NUMBER OF LOTS: 2 Lots <br />PROPOSED NUMBER OF LOTS: 2 Lots <br />ZONING CODE REQUIREMENTS: There are no minimum lot require- <br /> ments in a B-1 District. <br />ORDINANCE REGULATION: <br />Section 26-24 of the New Brighton <br />City Code states that in a case <br />of small size, situated in a <br />locality where conditions are <br />well-defined, the Council can <br />approve a subdivision upon pre- <br />sentation of a current certificate <br />of survey showing the existing <br />parcel and proposed subdivision. <br />PAST COUNCIL ACTION: <br />STAFF COMMENTS <br />Variance, VN-219 approved with <br />conditions, May 12, 1981 <br />(Report #81-87) <br />The applicant proposes to obtain an additional 30 feet from the <br />property to the north in order to provide the required parking <br />spaces under variance application, VN-219. The Council Resolution <br />No. 2452 approving VN-219 contained eight conditions of which the <br />following two relate to this application: <br />"1. That the applicant acquire the necessary property to <br />conform with the site plan submitted; <br />2. That such minor subdivision be filed with the City <br />within 30 days;"
