It would appear it would be a hardship for the <br />applicant to be required to have two excessively large lots <br />on County Road "D in comparison with surrounding properties. <br />C. County Road "D" Improvement <br />The Ramsey County Engineering Department has notified staff that <br />the major street plan for Ramsey County indicates that additional <br />right-of-way is needed for County Road "D" in this specific <br />area. According to that major street plan, an application for <br />a subdivision of property must also involve the dedication of <br />that right-of-way. This particular instance the major street <br />plan requires 162 feet from the applicant. However, since the <br />construction plans for County Road "D" upgrading in 1982 requires <br />additional right-of-way of 7 feet staff is requiring as a <br />condition of approval the dedication of the applicant of only <br />7 feet at this time. <br />STAFF RECOMMENDATION <br />Staff recommends that the Board recommend approval of UN-222 <br />by waiving the reading and adopting the attached resolution with <br />conditions. <br />i ~ ~ <br />,Joan M.
