<br />s <br /> <br /> <br />W . x <br />BE IT FURTHER RESOLVED, that the application VN-223 <br />is and hereby approved subject to the following conditions: <br />1. That all grading, drainage, and street and utilities <br />be subject to approval of the City Engineer; <br />That all fire hydrant locations, fire and emergency <br />lanes, sprinkling connections, emergency access to <br />all parts of the building, shall be provided and <br />approved by the Fire Department; <br />3. That the condominium building shall be built for <br />individual unit ownership, be of masonary constructioi <br />having` underground parking, and have an approved <br />sprinkling system. <br />4.' That the certificates of occupancy not be issued un- <br />til a, -'aQpy of the necessary recordable document of <br />ownerships is filed with the City Building Official; <br />That°the applicant provide an agreement providing for <br />overflow condominium parking on the shopping center <br />U <br />wrw,?? parking lot <br />J 6. Provide for the reguired number of parking spaces <br />including 3 handicapped spaces. <br />7 Provide for approved handicapped accessibility to the <br />building. <br />That prior to the issuance of any certificates of <br />occupancy that a final landscape plan be approved by <br />' the Planning Commission and City Council; and that <br />such plans include the following considerations:; <br /> <br />a. An approved fence enclosing the swimming pool I <br />area; <br />b. Buffering of the parking lot and building on the <br />east and west sides; <br />C. Provide for a 4'k foot high berm in the front yard <br />and adequate landscaping to completely screen and <br />buffer the parking lot; and <br />d. That the development retain as many of the mature f <br />existing trees as possible. + <br />9.
