The required setback is 30 <br />feet. The location of the garage is directly over parking stalls that <br />were approved by the City in Mateffy Engineering's original site plan <br />(LP-147). The construction of the new garage will not reduce the number <br />of parking spaces. Granting of this variance will not impact any <br />surrounding land uses. I concur with the applicant that there is no <br />other location on the site to constructively locate the garage and that <br />a 30 foot setback would reduce parking spaces and limit use of the site. <br />The applicant has stated that the need for this garage space is <br />essential to house their diesel trucks, which are very difficult to <br />start in the winter. It would be an extreme hardship for the applicant <br />not to have a garage facility to house these trucks. <br />A unique situation is created by a 20 foot sewer easement that is located <br />adjacent to the south boundry of the applicants property. This puts <br />the proposed garage at least thirty feet from any possible expansion <br />of the City maintenance facility. The only proposed use of this land, <br />as shown in the original site plan of the maintenance building, is for <br />increased parking if the need arises. <br />RECOMMENDATION <br />To waive the reading and adopt the attached RESOLUTION RECOMMENDING <br />APPROVAL OF VN-227. <br />Brenda A.
