-- Deborah and Gregory Meyers <br />r `~ 1681 14th Avenue N.W. <br />*• New Brighton, Minnesota 551.12 <br />612/631-0771 <br />Planning Commission <br />City of Nevr Brighton <br />803 5th Avenue N.W. <br />New Brighton, Minnesota 55112 <br />April 30, 198 <br />Planning Commission, <br />Regarding the request for a variance for a 24'x 24' double car garage at <br />1681 14th Avenue N.41., New Brighton, Minn. residence of Gregory and <br />Deborah Meyers: <br />:' <br />Thursday, April 26th 1984, a Tornado or high winds practically destroyed <br />our garage at 1681 14th Avenue N.W. It is a garage measuring 16'-5" by <br />24'-6". In Referring to the attached plan, it is not within the current <br />set back regulations now required by the city. We are proposing a new <br />double car garage, in what we think would be a better location. The <br />following describes our unique situation as well as other positive <br />factors'supporting our need fora variance. <br />1. 4Je have a long narrow lot to deal with and this can be clarified by <br />the surveyors report. The main. diNelling or home is of sound <br />construCtipn and is placed in such a way on the lot where it limits <br />the placement of a garage without changing the aesthetic value of <br />the property. <br />2. Of -the 21 homes on 14th Avenue N.W. with lake frontage approx- <br />imately 11 homes do not conform with the current set back <br />regulations. More than likely, these other homes will not be <br />able to conform to the current regulations in the future. <br />3. The present garage only has parking spaces for two cars. We own <br />two so any of our guests have had to park in the street which has <br />irritated the neighbors at times. The proposed garage and drivevray <br />will provide off street parking for approximately 6 cars. Being <br />that the present garage is 40 plus years old, the proposed garage <br />would serve to upgrade the property. Many of the neighbors have the <br />same problem with off street parking and the road can become crowded <br />with cars at times. Better off `street parking would be advantageous <br />to the city in terms of street maintenance, snow removal, and <br />emergency situations. <br />4. The present garage does not meet the current set back regulations <br />in two places.(Frontyard & Sideyard) What we are proposing will <br />reduce this figure from 2 to 1 being the frontyard set back alone. <br />5: .In this age of the 2 car family, it becomes necessary to have a double <br />car garage, not only to protect cars from the Minnesota winters, but <br />in our case, to protect our cars from the large number of female <br />cottonwood trees in the area. <br />6. The proposed garage was designed for easy access to the house. <br />(the kitchen in particular) <br />-Enclosed is a copy of a petition that encompasses larger than a 350' <br />area showing that our neighbors are not objecting at all, but are <br />actually in support of our proposed plan. We feel it could seriously <br />affect our property value if we are not able to build a new garage. <br />
