Donatel l e Tool <br />August 14, 1984 <br />:Page 3 <br />The .proposed site. plan.-consists of•four curb cuts. Section 6-370 (c) <br />status that a maximum number of driveways to a single property shall <br />be two unless a special permit for a greater number is obtained from <br />the City Council. Recommended approval of this site plan by the <br />Planning Commission will also recommend that special permission be <br />granted for four curb cuts. The reason the applicant is proposing <br />two additional curb cuts is to facilitate a one-way truck lane. There <br />is no room on site for semi-trucks to turn around. A one-way truck <br />lane will eliminate the need for trucks to do any manuvering on the <br />street, i.e. backing in off of the street.. A11 driveways meet the <br />minimum code requirements. If there is concern fo~~ the two curb cuts <br />off of 5th Avenue N.W. it appears that one might be eliminated. The <br />most westerly curb cut on County Road "E2" will be just west of the <br />intersection of "E2" and 4th Avenue. <br />Two items .which should be addressed further by the applicant are <br />landscaping of the second phase building and the appearance of .the <br />easterly portion of .the site until the second phase is cpnstructed. <br />landscaping of .the second phase should be comparable in terms of <br />berming and vegetation to the first phase. The unused portion of <br />the site should be kept mowed until such time at it is developed. <br />RECOMMENDATION <br />Motion to recommend approval of LP-164 subject to the following <br />conditions: <br />1. Final grading and drainage plans being approved by <br />Rice Creek Watershed District and City. Engineer; <br />2. Variance, VN-236, approval for reduced front .and rear <br />building setbacks. <br />3. .Landscaping of the second phase building comparable <br />to that of the second phase. <br />4. Maintenance of that .portion of the site which will <br />remain unused until the second phase construction.. <br />5. Conformance with site and landscape plans as signed. <br />and dated by applicant and city Planner. <br />Motion to waive the reading and adopt the attached RESQLl1TI0N <br />MAKING FINDINGS OF FACT AND RECOMMENpING APPROVAL QF VK-236 <br />to allow for less than the required front and rear-yard setbacks. <br />Brenda A.
