Busines-
ses leasing space must be permitted under the I-1 zoning and that
the activities by Donatelle Tool are pollution free and rela-
tively noise free. The benefit of the property is the current
zoning, the land price, and the location.
Chairman Williams asked what the proposal was for tenants on the
site.
Mr. Senden responded that control would be with the permitted uses
under the City Zoning Code and that Donatelle Tool would hopefully
..hake over the entire first phase building in the near future.
Chairman Williams asked if it was true there would be no exterior
noise from inside the building.
Mr. Senden stated that was true. In addition to the building being
setback 60 feet from the curb the front of the building would be
office space with manufacturing in the rear.
Chuch Donatelle stated their present .facilities are 30 feet from
a residential home and they have Heaver had a complaint on noise
or pollution.
Chairman Williams asked if this new facility would constitute a
substantial increase in size.
Mr. Donatelle stated it would.
Motion by Williams, seconded by Livingston to close the public
hearing.
4 Ayes - 0 Nayes, Motion Carried.
Commissioner Livingston asked if there were two separate buildings
because of soil Condit-ions.
Mr. Wells stated there were separate buildings to allow for parking
between the buildings and because it is easier to build a second
building rather than adding onto an existing building. In refer-
ence to the noise the building would be constructed of 12" break
off block with a 40 foot setback plus 20 foot boulevard on "E2"
and the homes across the street have side yards toward-"E2". The
exterior building would be 'similar to the Becker Carpet building
on County Road E and Old Highway 8.
Commissioner Baker asked what the 42 foot right-of-way dedication
in the applicant's letter referred to.
