Donatelle Tool <br />August 23, 1984 <br />Page 2 <br />5th Avenue and 5th Street, and how long before the lumber yards <br />are gone and what will go in there. <br />Mr. Senden responded the .applicants presently do not have a 2nd <br />or 3rd shift and it is doubtful there will ever be one. Busines- <br />ses leasing space must be permitted under the I-1 zoning and that <br />the activities by Donatelle Tool are pollution free and rela- <br />tively noise free. The benefit of the property is the current <br />zoning, the land price, and the location. <br />Chairman Williams asked what the proposal was for tenants on the <br />site. <br />Mr. Senden responded that control would be with the permitted uses <br />under the City Zoning Code and that Donatelle Tool would hopefully <br />..hake over the entire first phase building in the near future. <br />Chairman Williams asked if it was true there would be no exterior <br />noise from inside the building. <br />Mr. Senden stated that was true. In addition to the building being <br />setback 60 feet from the curb the front of the building would be <br />office space with manufacturing in the rear. <br />Chuch Donatelle stated their present .facilities are 30 feet from <br />a residential home and they have Heaver had a complaint on noise <br />or pollution. <br />Chairman Williams asked if this new facility would constitute a <br />substantial increase in size. <br />Mr. Donatelle stated it would. <br />Motion by Williams, seconded by Livingston to close the public <br />hearing. <br />4 Ayes - 0 Nayes, Motion Carried. <br />Commissioner Livingston asked if there were two separate buildings <br />because of soil Condit-ions. <br />Mr. Wells stated there were separate buildings to allow for parking <br />between the buildings and because it is easier to build a second <br />building rather than adding onto an existing building. In refer- <br />ence to the noise the building would be constructed of 12" break <br />off block with a 40 foot setback plus 20 foot boulevard on "E2" <br />and the homes across the street have side yards toward-"E2". The <br />exterior building would be 'similar to the Becker Carpet building <br />on County Road E and Old Highway 8. <br />Commissioner Baker asked what the 42 foot right-of-way dedication <br />in the applicant's letter referred to. <br />
