After. dedication of the 43 feet right of way for E2, <br />the property dimensions are 187 feet (on 5th Avenue) by 598 feet <br />(on County Road E2). The long frontage and shallow depth off the <br />prop~,rty make if difficult to develop. Development is further <br />complicated by substandard soil conditions. Soil tests have shown <br />that the eastern 1/3 of the property is unsuitable for building, and <br />the middle l/3 will require substantial soil corrections. As a <br />result, building must be constructed as much as possible on the west. <br />end of the site. The long and narrow shape of the parcel causes undue <br />hardship because of the setback requirements. Almost one-half of <br />the total site is subject to setback requirements. The calculations <br />are as follows: <br />Total area of site (187 x 598)- =111,826 sq. ft. <br />Less: Fron t yard setback (60 x 598) = 35,880 sq. ft. <br /> Rear yard setback (20 x 598) = 11,960 sq. ft. <br /> Side yard (West) setback <br /> (40 x 107) = 4,280 sq. ft. <br /> Side yard (East) setback <br /> (15 x 107) = 1,605 sq. ft. <br />Total rema ining buildable area = 58,101 sq. ft. <br />Total area of required setback = 53,725 sq. ft. <br />53,725 = <br />33~;$~ 487 setback area required <br /> <br />The variance requested would reduce the front yard setback area by <br />10,860 sq. ft.(543 x 20) and the rear yard setback by 2,715 sq. ft. <br />(543 x 5). A total of 40,150 or 367 of the site would remain in the <br />setback area if the variance is granted. <br />
