- 2 - <br />NOW THEREFORE BE IT RESOLVED by the Planning Commission <br />that the following Findings of Fact are made in respect to VN.-237: <br />1. That the property is zoned Light Industrial. <br />2. That poor soils inhibit building on the northeast <br />and eastern portion of the site. <br />3. That Basic Industries is a growing company that has <br />demonstrated a need to use the available good soils <br />to the greatest possible extent. <br />4. That the request is for a 10 foot variance from Old <br />Highway #8. <br />5. That the maximum variance of 10 feet will be reached.. <br />only at the northwest corner of the building addition. <br />6. That the variance will not obstruct traffic visibility <br />on Old Highway #8. <br />7. That the applicant has demonstrated unique and unusual <br />circumstances and undue hardship. <br />BE IT FURTHER RESOLVED that the application VN-237 is and <br />hereby recommended for approval subject to the following conditions: <br />1. That any further building expansions which may wish to <br />protrude into the front yard will require a.separate <br />and new variance application <br />2.
