SP-120 <br />November 15, 1984 <br />Page 2 <br />Due to the urgent security problem expressed by the applicant we <br />allowed construction of the fence to be completed. on the condition <br />a letter was drafted stating a variance would be applied for, and <br />if the variance was not granted the fence would be moved (see attached <br />letter). Since the fence. is. already up and in place I urge the <br />Planning Commission to visit the site prior to the public hearing.. <br />As seen on the attached. survey the shape of the lot and location of <br />the building are somewhat unusual. The-west property line along <br />Old Highway 8 is an "L" shape around an existing tavern. The tavern <br />is indicated by the shaded area on .the survey. The building is set- <br />back 156 feet from the western most property line (116 feet from the <br />Old Highway 8 right-of-way). The front yard of the building contains <br />a large berm which obscures the view of much of the property from Old <br />Highway 8. The fence will extend 14.5 feet beyond the front of the: <br />building. <br />The construction of the fence is chain link with a barbed wire top. <br />.The purpose of the fence is for security. The applicant's business <br />is vehicle repair, primarily trucks. Many of the .vehicles must be <br />parked outside while they are .waiting for repairs or ready. to be <br />picked up. The applicant has had problems with vehicle owners driving <br />the repaired vehicles away during nighttime hours, thus not paying <br />for repairs. There have also been problems with truckers and other <br />patrons of "The Station" tavern driving through and parking on the <br />Roseville Diesel property behind the tavern, as well as beer cans and <br />people driving from the paved yard on the south side of the building, <br />around the southwest corner of the building, across the front yard of <br />Roseville Diesel to the driveway. <br />The driveway entrance to the site is north of the existing building., <br />There is a several foot grade change along-the north property line <br />(the property to the north is higher). There is not enough room to <br />install a roll back gate between the north property line and the north <br />side of the building. Although swinging gates would fit in this area <br />the applicant has indicated that swinging gates would make it more <br />difficult to snowplow the drive and also more difficult for his wife <br />to maneuver the gate when' she is at the shop. <br />
