-3- <br />3. There will be no chemical. storage. <br />4. There will not be more than six heavy truck <br />trips per day to the site. Typically office/ <br />warehouse facilities have little semi-truck <br />traffic. This would be especially true for <br />the proposed building which is small in scale. <br />5. There will not be excessive vehicle traffic <br />between 8:00 P.M. and 6:00 A.M.. Again, this <br />facility is not large enough for large manu- <br />facturers or similar type uses requiring much <br />vehicle and truck traffic. Occupants of the <br />building would most likely have standard day <br />time office hours. <br />6. The site plans and building elevations indicate <br />an attractive, nicely landscaped building. <br />1. Although not indicated on -the plan the parking <br />and drive areas will be asphalted. <br />All of the required site plan information has been submitted. The <br />applicant has also submitted an application to Rice Creek Watershed <br />District for approval. Rice Creek Watershed District approval is <br />required because the western boundary of the site runs parallel-with <br />the centerline of County Driange Ditch #2. Rice Creek will require <br />certain parking setbacks and sodded buffer areas along the ditch. <br />The proposal meets all of the I-3 district zoning requirements, except <br />the building setback along lst Street SW, for which the applicant has <br />applied fora variance. The site plan shows more than the required <br />number of parking stalls and one handicapped parking stall. There are <br />two access points to the site. The access off Old Highway 8 will be <br />limited to south bound traffic because of the center median. Both <br />driveway curb cuts will require Ramsey County approval. The applicant <br />has already been in contact with Ramsey County. The New Brighton Fire <br />Chief is also reviewing the site access. <br />There is a notation on the site plan (in the driveway off 1st Street NW) <br />that the concrete curbing will be brought back to the setback line only. <br />The curb should be continued along the east side of th.e driveway around <br />the corner of the first building bay as shown. Concrete curbing should <br />also be installed at the rear of the other three building bays as shown. <br />The proposed building will be condominiumized. Therefore a copy of the <br />convenants and declarations should be submitted for review by the City <br />Attorney. <br />The proposed site is presently part of a larger parcel that continues on <br />the west side of the drainage ditch. A subdivision will be required to <br />split off the proposed site and combine the other half of the lot with <br />with the existing site of Armstrong Rigging. <br />The landscape plan is complete and the vegetation appears adequate. <br />
