-3-
3. There will be no chemical. storage.
4. There will not be more than six heavy truck
trips per day to the site. Typically office/
warehouse facilities have little semi-truck
traffic. This would be especially true for
the proposed building which is small in scale.
5. There will not be excessive vehicle traffic
between 8:00 P.M. and 6:00 A.M.. Again, this
facility is not large enough for large manu-
facturers or similar type uses requiring much
vehicle and truck traffic. Occupants of the
building would most likely have standard day
time office hours.
6. The site plans and building elevations indicate
an attractive, nicely landscaped building.
1. Although not indicated on -the plan the parking
and drive areas will be asphalted.
All of the required site plan information has been submitted. The
applicant has also submitted an application to Rice Creek Watershed
District for approval. Rice Creek Watershed District approval is
required because the western boundary of the site runs parallel-with
the centerline of County Driange Ditch #2. Rice Creek will require
certain parking setbacks and sodded buffer areas along the ditch.
The proposal meets all of the I-3 district zoning requirements, except
the building setback along lst Street SW, for which the applicant has
applied fora variance. The site plan shows more than the required
number of parking stalls and one handicapped parking stall. There are
two access points to the site. The access off Old Highway 8 will be
limited to south bound traffic because of the center median. Both
driveway curb cuts will require Ramsey County approval. The applicant
has already been in contact with Ramsey County. The New Brighton Fire
Chief is also reviewing the site access.
There is a notation on the site plan (in the driveway off 1st Street NW)
that the concrete curbing will be brought back to the setback line only.
The curb should be continued along the east side of th.e driveway around
the corner of the first building bay as shown. Concrete curbing should
also be installed at the rear of the other three building bays as shown.
The proposed building will be condominiumized. Therefore a copy of the
convenants and declarations should be submitted for review by the City
Attorney.
The proposed site is presently part of a larger parcel that continues on
the west side of the drainage ditch. A subdivision will be required to
split off the proposed site and combine the other half of the lot with
with the existing site of Armstrong Rigging.
The landscape plan is complete and the vegetation appears adequate.
