<br />J.a.Cadwallader <br />Real Estate, Inc. <br />This project is in an unique situation in so much as that it has <br />to deal with many. interest and conditions that the involved parties, <br />and the existing structures. The use proposed herein, I feel, <br />would best reflect the general publics intents and interests. I shall <br />attempt to demonstrate how this P.R.D. is beneficial .to the public <br />in many aspects.-required by- a Planned Residential Development. <br />The land as requir-ed by the City of New Brighton is; <br />R-1(Low density; Detached single family residences) and this is where <br />we start. The property consisting of apx. 9 acres, now contains the <br />Silver Oak School,(Elementary School for Independant School District <br />X6282), and a Fedral funded .city park. With these as conditions <br />the use of the property is substantially limited, but this proposal <br />(of a P.R.D.) meets the requirements of Section 11-310 New Brighton <br />Code for "a program for the use of his land in a manner-which <br />encourages social interchange,-life cycle environment, and' effici:ence <br />in the use of the land without creating a detriment to public health, <br />safety, morals and general welfare", and the limiting conditions. <br />This proposal would encourage social interchange in many areas <br />and ways. Retaining the existing park would allow area for interaction <br />between people now living in the. near apartment complex, residents of <br />New Brighton and St. Anthony, with a new life style in the area, <br />condominium owners. `I would also expect the new residence to be a <br />cross of new home owners, small families, and grown families that <br />no longer need a large home, but as all others, need and want the <br />benefits that home ownership offers.
