CADWALLADER <br />PURPOSE <br />To discuss a request for a Planned Residential Development to con- <br />vert the Silver Oak Elementary School into a condominium. <br />BACKGROUND <br />APPITCANT_ J.A. Cadwallader <br />InCATT~N~ <br />(Generally west of Oakwood Drive and <br />north of Silver Lane) <br />EXISTING ZONING: R-1, Single Family <br />ACRES OF SITE:. $.97 acres <br />PROPOSED USE: <br />NUMBER OF UNITS: <br />25 Condomium Units <br />4 Single Family Detached Units <br />29 units <br />PROPOSED COMPREHENSIVE PLAN: .The Comprehensive Plan indicates <br />a .single family residential land use for <br />this area. In discussion of the school, <br />the plan notes that the best use of the <br />property is a school. <br />DENSITY: The Comprehensive Plan defines single <br />family residential density as a develop- <br />ment with a mimimum lot size of 10,000 <br />square feet. If the total area of the <br />site (390,733 square feet) is divided <br />by 10,000 square feet the maximum allowed <br />number of units would be 39 units. <br />Under a PRD density (80~ of required <br />10,000 square feet) the maximum allowed <br />number of units would be 48 units. <br />However, when calculating density the <br />area used for public streets and public <br />park would be subtracted from the total <br />and thereby reducing .the maximum allowed <br />number of units. Another variable which <br />makes a density calculation at this time <br />misleading is the issue of the joint <br />power agreement concerning the park land. <br />How the park land is maintained and how <br />much land will play a major role in the <br />density calculation for this particular <br />application. <br />
