Concept Discussion <br />J.A. Cadwallader <br />Page #3 <br />PROPOSED SINGLE FAMILY DWELLINGS <br />The applicant is proposing four (4) single family dwellings <br />along Oakwood Drive. Initially, the applicant has informed staff <br />that these lots will be of required size and the dwellings will <br />meet all other zoning-code requirements. However, the lots noted <br />on the sketch are 75 x 120 which is only 9,000 square feet. <br />Staff feels that these dwellings should be comparable in size <br />and compatible with other single family dwellings on Oakwood Drive. <br />Of concern also is the location of the par kin reference to the <br />proposed single family dwellings. On the sketch submitted by the <br />applicant access to the park from the east side is provided for by <br />a 20 foot walkway. <br />STREETS, GRADING, DRAINAGE AND UTILITIES <br />The proposal does not require any new public streets. The exist- <br />ing driveways to the school structure will be used. Since the <br />school building is existing and the site proposed for single <br />family dwellings is suitable for building, this proposed does not <br />include any additional grading or. drainage. <br />The water and sewer services are also available for the proposed <br />development. <br />SUMMARY <br />The purpose of this concept discussion is for the Board to examine <br />the basis of the applicant's proposal and to discuss the issues <br />and concerns that the Board has. Recommendations on Planned <br />Residential Developments by the Planning Commission should address <br />the points outlined in Section 11-360 of the Zoning Code. The <br />purpose of the concept discussion is to provide the applicant with <br />some guidance in regard to developing the application for <br />preliminary Planned Residential Development and preliminary plat. <br />STAFF RECOMMENDATION <br />Staff recommends that the Board of Review by simple motion refer <br />the sketch plan to the Park Board and staff for review and comment <br />on the delination of the boundaries for the park property at the <br />Park Board's next regular meeting in December. <br />~~~I <br />n M.
