Concept Discussion
J.A. Cadwallader
Page #3
PROPOSED SINGLE FAMILY DWELLINGS
The applicant is proposing four (4) single family dwellings
along Oakwood Drive. Initially, the applicant has informed staff
that these lots will be of required size and the dwellings will
meet all other zoning-code requirements. However, the lots noted
on the sketch are 75 x 120 which is only 9,000 square feet.
Staff feels that these dwellings should be comparable in size
and compatible with other single family dwellings on Oakwood Drive.
Of concern also is the location of the par kin reference to the
proposed single family dwellings. On the sketch submitted by the
applicant access to the park from the east side is provided for by
a 20 foot walkway.
STREETS, GRADING, DRAINAGE AND UTILITIES
The proposal does not require any new public streets. The exist-
ing driveways to the school structure will be used. Since the
school building is existing and the site proposed for single
family dwellings is suitable for building, this proposed does not
include any additional grading or. drainage.
The water and sewer services are also available for the proposed
development.
SUMMARY
The purpose of this concept discussion is for the Board to examine
the basis of the applicant's proposal and to discuss the issues
and concerns that the Board has. Recommendations on Planned
Residential Developments by the Planning Commission should address
the points outlined in Section 11-360 of the Zoning Code. The
purpose of the concept discussion is to provide the applicant with
some guidance in regard to developing the application for
preliminary Planned Residential Development and preliminary plat.
STAFF RECOMMENDATION
Staff recommends that the Board of Review by simple motion refer
the sketch plan to the Park Board and staff for review and comment
on the delination of the boundaries for the park property at the
Park Board's next regular meeting in December.
~~~I
n M. Archer
ty Planner
