<br />I <br />October 13, 1978 <br />APPLICATION FOR VARIANCE <br />VN-195, PERRON <br />PURPOSE . <br />Consideration of a variance request permit subdivision of a <br />parcel creating lots less than standard width in area.- <br />BACKGROUND <br />APPLICANT:. Raymond Perron <br />LOCATION: 177 Cleveland Avenue S.W. (see attached location. <br />~- <br />map)' . <br />ZONING: R-1,. Single Family Residential <br />The applicant is the owner of a parcel of property lying immediately <br />south of Vermont Park which extended from Cleveland Avenue S.W. on <br />the west to 1st Avenue B.E. on the east.- The applicant currently <br />owns and occupies a house that-fronts on Cleveland Avenue. -The <br />request is to subdivide this property into just two hots as-shown <br />on the attached survey. The variance is necessary as the lots <br />that would be created would be 66 feet in width and 8655..9' feet <br />in area. The standards for lots in an R-1 District are 75 feet <br />in width and 10,000 square feet in area, <br />In his statement of reason for variance the applicant has only <br />indicated that he would like to build a new. home on the vacant-: <br />property. The applicant-has however provided the signatures of <br />seven (7) neighborhing property owners who have indicated they <br />have no opposition to the request. . <br />As the .attached location .map. indicated lots on the east side of <br />1st Avenue and lots on the south of 2nd Street S.E. on either side <br />of 1st Avenue alI meet or exceed the minimum width and area <br />requirements. You will also note that in other cases-variances <br />have .been approved, where conditions warranted, when there was <br />less than the required width while the area of the lot exceeded the <br />minimum 10,000- square feet. In this case that compensation is not <br />existent as the variance also requests a reduced lot area. <br />An additional factor to consider in this case- is that property to <br />the south.of the proposed lot adjacent to 1st Avenue S.E, is also <br />vacant and the combination of .the .applicants property and the <br />property to the south would permit a subdivision, creating lots <br />all zoning code requirements in terms of both the width and area. <br />In regard to available utilities the Engineering Department has <br />indicated that water service would be avalable'for lst_Avenue S.E. <br />
