November 1, 1985 <br />To: .New Brighton Park Board <br />From; Maurice Anders ~;~~r'ector of Parks and Recreation <br />Re: Redesign of South Hansen Parking Lot <br />The revised comprehensive plan for Hansen Park contains a <br />picnic facility in the south portion of the park and an <br />enlarged parking area at the location of the present "turn- <br />around." The parking area is designed to serve casual <br />visitors to the area and the eventual picnic area. The <br />parking lot is scheduled far 19$6 ar '87 at a cost of <br />$25,000 and the picnic shelter for X990 at a cost of <br />$10,000. <br />It now appears quite likely that 12th Ave, will be con- <br />structed in 1986 which means that the parking area should <br />also be built in 1986. I have recently met with the City <br />Engineer and the developer of the site to investigate options <br />for developing parking for this area. The large parking area <br />originally proposed is needed only if the picnic shelter is <br />constructed. With the extensive picnic facilities now assured <br />for Long Lake Park, I am beginning to seriously question the <br />need for this picnic facility and consequently the large <br />parking lot. I believe that a small lot for 6-10 cars <br />would be adequate to serve the present and future use of <br />that area if the picnic shelter is deleted. <br />The original parking lot was estimated at $25,705. The two <br />smaller lots at $5,887 and $4,291 plus $4,479 for # the cost <br />of the cul-de-sac or a savings of approximately $15,000. The <br />picnic shelter was estimated at $10,000 plus about $7,000 for <br />sewer and water installation. Cost of the proposed develop- <br />ment is: Reduced Development <br />Farking $25,705 <br />Shelter $10,000 <br />Utilities $ 7,000 <br />$42,705 <br />~ cul-de-sac $4,479 <br />Parking lot $4,291 <br />$8,770 <br />The net savings resulting from reducing the parking and <br />eliminating the picnic shelter. is $33,935. <br />Recommendation <br />To eliminate the picnic shelter from the Hansen Park plan. <br />and reduce the size of the parking area. <br />
