November 1, 1985 To: .New Brighton Park Board From; Maurice Anders ~;~~r'ector of Parks and Recreation Re: Redesign of South Hansen Parking Lot The revised comprehensive plan for Hansen Park contains a picnic facility in the south portion of the park and an enlarged parking area at the location of the present "turn- around." The parking area is designed to serve casual visitors to the area and the eventual picnic area. The parking lot is scheduled far 19$6 ar '87 at a cost of $25,000 and the picnic shelter for X990 at a cost of $10,000. It now appears quite likely that 12th Ave, will be con- structed in 1986 which means that the parking area should also be built in 1986. I have recently met with the City Engineer and the developer of the site to investigate options for developing parking for this area. The large parking area originally proposed is needed only if the picnic shelter is constructed. With the extensive picnic facilities now assured for Long Lake Park, I am beginning to seriously question the need for this picnic facility and consequently the large parking lot. I believe that a small lot for 6-10 cars would be adequate to serve the present and future use of that area if the picnic shelter is deleted. The original parking lot was estimated at $25,705. The two smaller lots at $5,887 and $4,291 plus $4,479 for # the cost of the cul-de-sac or a savings of approximately $15,000. The picnic shelter was estimated at $10,000 plus about $7,000 for sewer and water installation. Cost of the proposed develop- ment is: Reduced Development Farking $25,705 Shelter $10,000 Utilities $ 7,000 $42,705 ~ cul-de-sac $4,479 Parking lot $4,291 $8,770 The net savings resulting from reducing the parking and eliminating the picnic shelter. is $33,935. Recommendation To eliminate the picnic shelter from the Hansen Park plan. and reduce the size of the parking area.
