Krueger, City planner <br />SUBJECT: PURCHASE OF PROPERTY WEST OF COUNTY DITCH #2 <br />At the January 8> 1984 meeting the Council directed staff to in- <br />vestiage the possibility of purchasing land west of County Ditch <br />~'2. This property is presently part of property belonging to <br />Mr. Gordon Hedlund at 1411-7th Street NW. I have attached two maps <br />to demonstrate zoning considerations. <br />Map =1 shows the possible purchase of property to the centerline <br />of County Ditch ~2. This purchase of the west 43 feet of <br />Mr, Hediund's property would not reduce the lot width or lot <br />size of the property below the required minimum. The zoning is <br />R-1, Single Family Residential. The minimum lot width allowed <br />is 75 feet and the minimum lot size allowed is 10.,000 square <br />feet. <br />Map ~2 shows the possible ourchase of what would most likely be <br />all of County Ditch ~2. Again, the purchase of the west 63 feet <br />of Mr. W,edlund's property would not reduce the lot width or lot <br />size beiow the minimum zoning requirements., I have shown the lot <br />line 10 feet from the existing home. the zoning code would allow <br />the purchase of property within 5 feet of the home. However, I. <br />feel 1C feet would be a more realistic distance for the benefit <br />of the homeo~~~ner. <br />In summary, it would be feasible from a zoning aspect for the City <br />to purchase, at most, the west 68 feet (within 5 feet of the <br />existing home, of Lots 1 through 5, Block 7, Syndicate Addition <br />to Minneapolis Stock Yards and still maintain the integrity of the <br />existing lot at 1411-7th Street NW in terms of lot size, ,lot width, <br />and building setback. <br />C~ <br />mh <br />
