January 25, 1994 , Council Business- continued council Business - Cheetah proposed to expand their facility on Mound Street by purchasing land north Cheetah Precision of the current site to build a new 6,000-12,000 sq. ft. building. The first phase Site Plan ~ ~- would be a building with a minimum of 6,000 sq. ft.; the second phase will include Report 94-025 another 6,000 sq. ft. - Currently, a house occupies the proposed site and will need to be removed. The proposed project would require a vacation of the east portion of Mounds Street and the construction of a cul-de-sac bulb. Also, easements would need to be located over all existing and proposed utility lines with the vacated Mounds right-of-way. Eight of the required pazking stalls aze proposed to be provided through a proof of - parking agreement. The applicant is proposing 33 stalls to •be constructed now with 16 spaces to be installed with the 4,000 sq. R. future addition. -- . Samuelson asked if the two homes are vacant. Mattila noted that one of the homes is vacant. Norm Wells, Architect, explained that the home which iS currently rented ~ ~ ~ .' is included in the purchase agreement. Manfred Niedernhoeft, owner, verified that the tenants will be given enough time to vacate. Mr. Wells said the addition's exterior will be constructed of similar materials used ~ - in the existing building. Williams verified that Black Hills Spruce will be planted - .. ~ . ~- ~ . along the freeway side. Wells said there will be an attempt to retain the property's existing trees.
