C 1 erk/Treasu rer <br />i (SEAL)' <br /> <br />I <br />.1 <br />,~ j <br />III1 <br />I <br /> <br />1 . <br />2 . <br /> <br />That an applicati6n for a non-conforming use permit, <br />NC-61 was filed wlth the City on April 11, 1984. <br />That the Planning Commission pursuant of published and <br />mailed notices held a public hearing on April 17, 1984. <br />That written comments and analysis of the City Planner <br />were considered and all persons present were given an <br />opportunity to be heard. <br />That the application for non-conforming use permit NC-61 <br />was reviewed by the City Council on April 24, 1984. <br />That the comments and analysis of Staff and the Planning <br />Commission minutes and recommendations were considered. <br /> <br />3 . <br /> <br />4. <br /> <br />5 . <br /> <br />1 . <br /> <br />That the site has the following Type IV non-conformities: <br />a. More than the two allowed driveway entrances. <br />b. Two driveway entrances within 50 feet of a street <br />right-of-way line of a street intersection. <br />c. More than the allowed driveway widths for those <br />driveway entrances on Old Highway #8. <br />d. Less than the required front and side yard landscap~g <br />e. Curbing which does not meet zoning code requirements. <br />That the applicant has done everything practical to <br />reduce the existing non-conformities by: <br />a. Bringing all driveway widths into conformance with <br />the present zoning. <br />b. Increasing the distance of the northern Old Highway #8 <br />entrance from 20 feet to 29 feet from the street <br />intersection. <br />c. Increased the side yard landscaping to 15 feet. <br />d. Replaced all existing curbing with poured in place <br />concrete curbing. <br />e. Provided screening between the outside parking area <br />and the single family homes to the north and west. <br />f. Provided 25 outside parking stalls. <br />g.
