Blomquist agreed that some of the <br />amenities previously stated by the developer would have <br />been required anyway. <br /> <br />Blomquist stated he would still like a further explanation <br />of amenities unique to this project that would warrant the <br />additional density that has been requested. <br /> <br />Krueger clarified that the percentage is based on square <br />footage, rather than number of homes. <br /> <br />Harcus stated he would like to see an Association incorpor- <br />ated into the PRD that will address future maintenance and <br />restrictions on the three-level units (C). <br /> <br />I <br /> <br />Schmidt stated that because a townhome, twinhome, or condo- <br />minium shares walls, green space, and parking facilities this <br />does not decrease the cost, quality, or value of the home, <br />Schmidt felt the questions are why would this twinhome <br />development take place on this site and what are the trade- <br />offs between the 17 units and the 22 units; asked if, because <br />of the drainage problem or the site itself, there were some <br />restrictions or limitations for a single-family detached <br />structure type of plat development. or if was from an archi- <br />tectural or a cost/profit prospective that single family <br />homes weren't being proposed for this site. <br /> <br />Du'Monceaux stated there were no specific reasons why single <br />family dwellings would not work on this site but, felt that <br />this particular product fits into the site very well and is one <br />with which they have had a lot of success. <br /> <br />Krueger stated staff feels this type of development is not <br />needed as either a buffer area or a transitional area, <br /> <br />In response to Du'Monceaux's desire to have council discuss <br />the important amenities for which they are looking, Blomquist <br />asked both the architect and the neighbors how they would <br />feel about the proposal being modified to include single <br />family homes on the north sjde and twinhomes on the south <br />side of the street. <br /> <br />I <br /> <br />Du'Monceaux stated it was worth looking into if there was a <br />strong concern; Swanson felt it would be much better than <br />having six double homes in his backyard. <br /> <br />Harcus asked for footprint footage; Du'Monceaux stated the <br />pad of a twinhome is 2,000 square which would probably be no <br />larger than the homes to the north. <br /> <br />Page Six <br /> <br />\ <br />
