<br />This district Is established specifically to
<br />provide a flexible framework for the d~lop-
<br />ment of high Intensity mixed uses which a~
<br />vertically and horizont1illy integrate.d m
<br />acCOrdance with the Vision Of' the adopted
<br />Highway B Corridor Study. Th~lntent is to
<br />provide a reasonable use 01 eXlstl~g proper-
<br />ties in the short tarm while creating IIlCentlves
<br />lor the kinds of high intensity mixed uses
<br />which are consistent with the Highway 8
<br />Corridor Study, such as convenience retail,
<br />housing, offiCe andolfice-showroom, recrea-
<br />tion, entertainment, and rest~ur.ant!i, and
<br />integrated parking and transit elemen~s.
<br />The Mixed Use (GaSOline) district is IIltended
<br />to be a place where buildings and the street
<br />have a relationship and reSidents, employees
<br />and Shoppers have dedicated and safe
<br />pathways for walking. Uses Bre integrated ~nd
<br />buildings have the appearanc~ of bemg
<br />related or connected even if they are not.
<br />People drive to gain access but feel ?omforc
<br />labl.e walking within thiS exceptionally
<br />conl'lected place. Convenience gasoline
<br />establishments may be allowed where such
<br />establishments serve local needs for fuel for
<br />personal motor vehicles, and should not be

<br />b. The number of gasoline pumps shall
<br />be limited to eight (8) (a maximum total of
<br />sixteen (16) pumping stations or stalls.)

<br />d. Non-attendant, credit card only
<br />stations .shall be prohibited.
<br />8. A car wash or canopy associated
<br />with the convenience gasoline establishments
<br />shall only be locatM in the rear or side yard.
<br />I. The car wash exit door must be
<br />closedduiing the operation of a car wash,
<br />and may not be opened until all car wash
<br />machinery, Including dryers, are turned olf.
