Over Two Floors <br /> <br />Lot Area Per Unit <br />2,100 SF <br />1,960 SF <br />1,750 SF <br /> <br />2. <br /> <br />The maximum dwelling unit density for Senior Housing may be computed on a <br />basis of seventy (70) percent of the above required minimum lot area per unit. <br />Fifty (50%) percent of all required parking for residential use shall be provided <br />as underground parking, or in a parking ramp. <br />The minimum site size shall be five (5) acres. <br />The commercial or office use of a mixed-use building containing residential uses <br />shall occupy at least ten (10) percent but not more than thirty-five (35) percent of <br />the total floor area of the buildings on the site. <br />Higher density residential mixed-use developments may only be located adjacent <br />to Long Lake Regional Park. <br />All uses must satisfy the Special Use Standards found in Section 6-550 and <br />Section 8-130. Such uses must also satisfy the requirements found in Section 6- <br />560, Site Standards and Section 6-570, Performance Standards. <br /> <br />3. <br /> <br />4. <br />5. <br /> <br />6. <br /> <br />7. <br /> <br />Mixed Industrial and Commercial or ProfessionaVOffice Uses: A mixture of uses, <br />pennitted under Section 6-540 (A. 1-2), may be located on the same site, or in the same <br />building, or in a corporate campus setting with other business or office uses pennitted <br />under Section 6-520 (B-D), provided compliance with the following standards: <br /> <br />1. Development and/or uses shall have no adverse effect on adjacent land due to <br />unsightliness, noise, odor, dust, smoke, glare, air pollution, excessive or heavy <br />vehicular traffic, bulk chemical storage or fire or safety hazards. <br />There shall be no external bulk chemical storage for either use or sale except as <br />necessary for auxiliary heating. <br />The buildings and grounds shall be of an appearance that is in hannony with <br />surrounding land uses. <br />If the primary use of the site is industrial, at least 40% of the total building floor <br />area shall be occupied by commercial or professional/office uses. <br />If the primary use of the site is professional/office, at least 30% of the total <br />building floor area shall be occupied by commercial uses. <br />Residential uses shall not be allowed. <br />The minimum site size shall be ten (10) acres. <br />
