WHEREAS, an application for a Preliminary PRO #36 and <br />j Preliminary Plat PL-134 has been made by Crossroads Development <br />II co, r p 0 rat ion, eta 1 top e r m i t the d eve lop men t 0 f 32m an 0 r tow n - <br />home condominiums, and <br /> <br />II WHEREAS, the procedural history of the application is as <br />lifOllOWS: <br /> <br />II 1. That an appl ication for prel iminary PRO #36 and prel imin- <br />j, ary plat, PL-134 was filed with the City of New Brighton <br />! on January 20, 1983. <br />II 2. That the Planning Commission, pursuant to published and <br />!! mailed notices, held a public hearing on the preliminary <br />I PRO #36 on February 15, 1983 all persons present at the <br />II hearing were given an opportunity to be heard. <br />I 3. That the City Council, pursuant to published and mailed <br />notice, hold a public hearing on March 8, 1983 to con- <br />I sider the prelimi,n,ary, plat and the vacation of Clover <br />Lane. All persons present at the public~hearing were <br />i given an opportunity to be heard. <br />!l 4. That Clover Lane does not serve a public purpose. <br /> <br />BE IT FURTHER RESOLVED, that the applic ations for PRO #36 <br />PL-134 are,hereby approved subject to the following conditions: <br /> <br />1. Final g,rading and drainage plans be approved by the Rice <br />Creek Watershed District and City Engineer. <br />2. All association covenants and declarations be reviewed <br />and approved by the City Attorney. <br />3. Final PRO plans include a complete landscaping plan in- <br />cludingprovisions for increased berming or landscaping <br />along the PRO perimeters. <br />4. The vacant house property (Lot 1, Block 1, Walker <br />Addition) be incorporated into the development in some <br />fashion. <br />5.
