Mechanical systems shall be screened into the form of the building. Noise from <br />mechanical equipment shall not exceed decibel levels established by the MPCA <br />and shall not cause a public nuisance. <br /> <br />h. Water from gutters and down spouts must be directed away from adjacent <br />properties, or so as not to cause negative impact on adjacent property. <br /> <br />2. Building Style. <br /> <br />a. Architectural design shall be compatible and enhance the neighboring area. <br />Design compatibility includes complementary building style, form, size, color <br />and materials. Design shall respect the scale of the adjacent residential <br />neighborhood through attention to views, building scales and orientation, <br />proximity to adjacent uses, location of driveways, noise, and lighting. <br /> <br />b. Multiple buildings on the same site shall be designed to create a cohesive visual <br />relationship between the buildings. <br /> <br />c. All vents, gutters, down spouts, flashing, electrical conduits, etc., shall be <br />painted or otherwise finished to match the color of the adjacent surface. <br /> <br />d. Soffits and other architectural elements visible to the public shall be finished in <br />a material compatible with other exterior materials. <br /> <br />e. No new building or remodeling of an existing building shall use mill-finish <br />(non-colored) aluminum metal windows or door frames unless specifically <br />requested by the applicant and approved by the City Council. <br /> <br />f. Where possible, buildings should be arranged to provide views of open space <br />and natural features. <br /> <br />3. Building Materials. <br /> <br />a. Exterior building finish shall consist of brick, stone or other high quality <br />material. High quality siding or veneer may be acceptable if used in <br />combination with other acceptable materials; wood frame or masonry <br />construction is acceptable. Masonite or pressed hardboard siding shall be <br />prohibited. <br /> <br /> <br />b. Each new multiple family dwelling unit shall include porches, patios or <br />balconies, unless specifically requested to be eliminated by the applicant and <br />approved by the City Council. <br /> <br />4. Building Separation. <br /> <br />a. Buildings shall be arranged to respect the need for privacy from other units and <br />adjacent properties.
