' . .'f,'" <br /> <br /> <br />.i'~ <br /> <br />.~. <br /> <br />RESOLUTION NO. <br /> <br />2436 <br /> <br />STATE OF MINNESOTA <br />COUNTY OF RAMSEY <br />CITY OF NEW BRIGHTON <br /> <br />Planned Residential <br />Belair Builders <br />corner of Silver <br /> <br />WHEREAS the procedural history of the application is as <br />follows: <br /> <br />1. <br /> <br />That an application for a preliminary Planned Residential <br />Development was filed with the City of New Brighton on <br />February 26, 1981; <br />That such application was reviewed by the New Brighton <br />Planning Commission Board of Review on March 5, 1981; <br />That the city Council, pursuant to published and <br />mailed noticesr held a public hearing on March 24, 1981, <br />all person's present at the hearing were given an <br />opportunity to be heard, <br />The written comments and analysis of the City staff, the <br />Planning Commission minutes and recommendations were <br />considered. <br /> <br />2. <br /> <br />3. <br /> <br />4. <br /> <br />NOW THEREFORE BE IT RESOLVED, that the New Brighton City <br />council makes the following Findings of Fact in respect to <br />PRD-31: <br /> <br />1. <br /> <br />That the proposed residential development is consistent <br />with the Comprehensive Plan; <br />That the proposed development with conditions would not <br />be detrimental to public health, safetYr morals and <br />general welfare of the surrounding area; <br />That the proposal is consistent with the stated purposes <br />of the PRD ordinance as it makes the most efficient <br />use of the land and open space; <br />That the proposal involves the development of a site with <br />unique development constraints and characteristics. <br /> <br />2. <br /> <br />3. <br /> <br />4. <br /> <br />BE 1'1:' FURTHER RESOLVED, that the application for preliminary <br />PRD-3l is and hereby apprpv,edcontingent on the following <br />conditions: <br /> <br />w <br />j', <br /> <br />.,; <br /> <br />1. <br /> <br />That all gradingf drainager street and utilities be <br />subject to approval of the City Engineer, Rice Creek <br />Watershed District and DNR, <br />That all fire hydrant locationsr fire and emergency <br />lanes, sprinkling connections, emergency access ladders, <br />etc., shall be subject to'the approval of the Fire <br />Department; <br />The condominium building shall be built for individual <br />unit oVlDership, have. a: brick exterior, havipg: .unm:ear- . <br />ground parking; <br />That the final plans for the three (3) story condominium <br />buildings shall show the final plat for division of the <br />building into separate units; <br />That the access to the site from the west be off of Windso <br />Lane not Silver Lake Road and be subject to approval by <br />the City Engineer; <br /> <br />2. <br /> <br />3. <br /> <br />4. <br /> <br />5. <br />
