LAND RESALE PLAN - which identifies the <br />resale value of the land which may include <br />at least one appraisal identifying the value <br />at which any land will be sold to the Developer. <br />D. PUBLIC IMPROVEMENTS PLAN - if appropriate, <br />identifying and detailing any public improvements <br />necessary to support the proposed private <br />development. Said plan will include detailed <br />cost estimate and or engineering estimates along <br />with all appropriate drawings. <br />E. A COST ESTIMATE AND FINANCING PLAN - which <br />would indicate how all public costs are to be <br />repaid. <br />9. The Developer shall design his facilities so as <br />to accommodate any public facility to be constructed <br />adjacent to or as a part of the Developer's own <br />facility. This shall include the making of provisions <br />for the possible construction of a pedestrian <br />environment, mall, or other facilities noted in <br />the Development District Program. The City shall <br />have the right to review the Developer's plans <br />to assure that provision is made for the accom- <br />modation of such future public facilities. <br />10. After plan approval, determination of public <br />acceptance, and receipt of preliminary mortgage <br />committment, it is contemplated that City and <br />Developer shall enter into a subsequent joint <br /> <br />-5- <br />
