The City has applied for an application to amend the Comprehensive Plan to amend the future land use designation for 1853 and 1873 Old Highway 8 NW, and Parcel “B” of 1951 Old Highway 8 NW.  All three lots are proposed to be re-platted for the Beisswenger’s Do It Best Hardware Store project.

 

Presently, the City either owns or is negotiating the purchase of the lots from the various owners

 

The two single family structures and the vacant Parcel “B” has a future land use of LI, Light Industrial and is proposed to be combined with adjacent parcels and re-platted for the Beisswenger Hardware Store site.  These adjacent parcels to be used for the new hardware store have a future land use designation of MX, Mixed Use. 

 

The Council should amend the future land use of Parcel B from LI to MX to be consistent with the adjacent parcels.

The City Council approved a Minor Subdivision of 1951 Old Hwy 8 NW on December 8, 2003 thereby creating Parcel “B.”

        Proposed Designations:                MX,  Mixed Use for all three.

 

3.     Zoning:                                        I-1, Light Industrial

         North:                                         Thermo King: zoned I-1, Light Industrial

         South:                                          vacant, zoned MX, Mixed Use

         East:                                            Interstate 35W

Staff Notes

 

The Council authorized a minor subdivision of 1951 Old Highway 8 into Parcel “A” and Parcel “B.”  Parcel A is still owned by Thermo King; there are no proposed changes to the future land use of this parcel. 

 

On January 8, 2004, the Council approved a site plan for a new Beisswenger Hardware Store with the condition that all necessary zoning approvals shall are submitted to the City including an amendment to the City’s Comprehensive Plan for surrounding parcels from the current designation of LI, Light Industrial to MX, Mixed Use.

 

 

Recommendation

Motion to recommend approval of the Comprehensive Plan Map for the following lots to the City Council:

1853 Old Highway 8 NW;

1873 Old Highway 8 NW; and

Parcel B of 1951 Old Highway 8

 

1.      Final approval of the Beisswenger’s Hardware Addition Plat to New Brighton.

2.      Approval of a rezoning of Parcel B from I-1, Light Industrial to MX, Mixed Use.
