<br />1 <br />PLANNING COMMISSION PROCEEDINGS <br />CITY OF NEW BRIGHTON <br /> <br /> <br />Regular Meeting –May 18, 2004 at 7:30 p.m. <br /> <br />Present: <br />Commissioners Jim O’Brien, Norm Schiferl, Karen Mann and Bruce Howard <br /> <br />Absent: <br />Commissioner Larry Baker and Commissioner Paul Zisla <br /> <br />Also Present: <br />Patrick Boylan, City Planner <br /> <br />? <br /> Council Action - <br /> <br />Mary Burg, City Council Member reported things are still on hold with <br />the NW Quadrant. She reported there is a positive article on Multi- <br />housing news.com about New Brighton. She recognized that it is <br />National Public Works Week. <br /> <br />? <br /> Approval of Minutes – <br />April minutes were not available. <br /> <br />? <br /> Agenda Review: <br />Announcement of Bike to Work Week. <br /> <br />Public Hearing: VN04-01 – Variance for a proposed addition onto an existing <br />detached garage larger than 600 sq. ft. – Mr. Paul Schweppe. <br /> <br />Consideration of a variance for a proposed addition onto an existing detached garage <br />th <br />larger than 600 sq. ft. on a single family lot at 1227 12 Ave. NW. The site is zoned R-1, <br />Single Family Residential. The property has both an attached and detached garage. <br />Section 4-530(D) states that when an attached garage is present, no detached accessory <br />building or garage shall exceed 600 square feet. The existing detached garage is 616 sq. <br />ft..The applicant wishes to expand the structure by 227 sq. ft. for a total detached garage <br />size of 843 sq. ft.. The applicant is seeking a 243 sq. ft. size variance to expand the <br />existing non-conforming detached structure to a total size of 843 sq. ft. <br /> <br />The applicant wishes to increase his garage so as to eliminate his outdoor storage of yard <br />and driveway equipment. <br /> <br />Mr. Boylan reviewed the request and staff report for the Commissioners. He reported <br />that this was before the Planning Commission last month as a Special Use Permit as <br />inadvertently it had been assumed that Mr. Schweppe would be converting his present <br />garage into living space. It now needs to be revisited as a variance request. <br /> <br />The applicant, Mr. Paul Schweppe, made an emotional appeal to the Commissioners <br /> <br />describing what he feels are unique characteristics of his property and undue hardship <br />for him due to the vast amount of land and the need for upkeep in all seasons requiring <br />several pieces of equipment to be housed to maintain the property. <br /> <br />I:\COMMISSIONS\PLANNING\Minutes\2004\05_18_04.doc <br /> <br />
