<br />1 'I <br />11'1 <br />11'1 <br />:: i: <br /> <br />RESOLUTION No. 05-037 <br />STATE OF MINNESOTA <br />COUNTY OF RAMSEY <br />CITY OF NEW BRIGHTON <br /> <br /> <br />SOLUTION MAKING FINDINGS OF FACT ApPROVING LP05-05. <br /> <br />HEREAS, an application for a Site Plan Review to construct 6 new retail buildings at <br />2343 Palmer Drive NW has been made by Engelsma Limited Partnership. <br /> <br />HEREAS, the procedural history of the application is as follows: <br />1. an application for a site plan review was received by the City of New Brighton <br />on April I, 2005. <br />2. The Planning Commission considered the site plan on Aprill9, 2005 and <br />recommended approval to the City Council. <br />3. On April 26, 2005, the Council reviewed the proposal. <br /> <br />Now THEREFORE BE IT RESOLVED, the Council makes the following Findings of Fact in <br />respect to LP05-05: <br /> <br />1. Engelsma Limited Partnership owns the lot at 2343 Palmer Drive. <br /> <br />2. The applicant is proposing to demolish the existing structure on site and <br />construct six separate buildings with a total of 59,046 sq. ft. of retail <br />space. <br />3. The Comprehensive Plan designates this parcel as "CB - Community <br />Business." <br />4. The site is zoned B-3, General Business. <br />5. The City Council finds that commercial and restaurant uses are permitted <br />uses in the B-3 Zone. <br />6. The Council finds that the proposed development is consistent with the <br />City of New Brighton's long range guide plan. <br /> <br />BE IT FURTHER RESOLVED, the application LP05-05 is hereby approved with the <br />following conditions: <br /> <br />1. Approval of a permit by the Rice Creek Watershed District. <br />2. A final utility plan shall be submitted and approved by the City Engineer. <br />3. Snow plowing and snow storage data shall be approved by City Staff. <br />4. No sign permits shall be issued except under the authority of an approved area <br />of special control sign plan through the Comprehensive Sign Plan process. <br />5.
