RESOLUTION NO. <br />08-022 <br />STATE OF MINNESOTA <br />COUNTY OF RAMSEY <br />CITY OF NEW BRIGHTON <br />MAKING FINDINGS OF FACT AND APPROVAL OF PRELIMINARY PLANNED RESIDENTIAL <br />NT AND SITE PLAN. <br />THE S, an application has been made by the Clifton House, Inc. to permit construction of 10, <br />290 S, f. 6 -bed Christian Science nursing facility/inspiration center on approximately 2.08 acres <br />to b ubdivided from 1190 Long Lake Road, and <br />'HERHAS, the procedural history of the application is as follows: <br />1. plications for preliminary Planned Residential Development and Site Plan were received <br />o <br />IDecember 28, 2007. <br />2. 1 Ile Planning Commission, pursuant to published and mailed notices, held a public hearing <br />on January 15, 2008 and all present were given a chance to freely speak at the hearing. <br />3. The Planning Commission opened the public hearing and considered the application on <br />A.luary 15, 2008. The Commission voted to table the request to allow the applicant time to <br />tesider a revised plan more consistent with the 2005 proposal, previously approved. <br />4. Planning Commission continued the public hearing on February 19, 2008 where all <br />ies present were able to speak. The Commission voted to approve the request subject to <br />5. I%e City Council considered the request on February 26, 2008. <br />JHEREAs, the Planning Commission and Council make the following Findings of Fact with <br />resptdt to the preliminary Planned Residential Development (RD2008-001) and Site Plan <br />(LP2 08-001): <br />1. T I ie property is zoned R-1, Single Family Residential. <br />2. e property is guided in the Comprehensive Plan for Low Density Residential. <br />3. e property is legally described in attached Exhibit A. <br />4. a applicant has proposed to subdivide 2.08 acres from 1190 Long Lake Road in <br />a ordance with the subdivision regulations of Chapter 26 of the City Code and as illustrated <br />on attached Exhibit A. <br />5. Ile proposed Planned Residential Development will apply to the 2.08 proposed for <br />s division, as illustrated on attached Exhibit A. <br />6. a Planning Commission and Council considered the proposed Planned Residential <br />velopment based on the following requirements of Section 7-070 (2): <br />Consistency of the plan with type, density, height and bulk of surrounding lands and the <br />Zoning Code. <br />Consistency with the stated principles of the planned residential development. <br />The plat of the plan and its provisions for public facilities, internal circulation, and <br />recreational spaces. <br />The adequacy of size and intended function of the open space in common and the <br />provisions for its maintenance and conservation. <br />\REPORTS\2008\Community Development\2-26-2008\RD2008-001, LP2008-001 (Clifton House hie) - RESOLUTION.doe <br />1 <br />
