City of New Brighton, to split a lot at 1951 Old Highway 8 NW; and Per Chapter 26 - Subdivisions <br />of the New Brighton Ordinance, lot splits resulting in two or less lots are required to have a public <br />hearing in front of the City Council, and <br /> <br />i i <br />I <br /> <br />!WHEREAS, the procedural history of the application is as follows: <br />~ i <br /> <br />i: 1. <br /> 2. <br /> 3. <br /> 4. <br /> <br />An application for a minor subdivision was filed with the City of New Brighton on <br />November 26, 2003; <br />Eleven (11) letters were sent to the surrounding property owners within 350 feet of the <br />subject properties notifying them of the proposed split and public hearing; <br />Notice of Public Hearing was published in the New Brighton Bulletin. <br />The City Council held a Public Hearing and considered the proposal at its December 8, <br />2003 meeting; and <br /> <br />I !NOW THEREFORE BE IT RESOLVED, the City Council makes the following Findings of Fact in respect to <br />, I <br />:; PL 03-04: <br />~ ~ <br /> <br />i \ <br /> <br />1. The subject site is zoned I-I, Light Industrial. <br />2. The resulting lot split will add an additional industrial lot in the City. <br />3. The resulting split will not create any non-conformities with the Zoning Code. <br />4. As specified in Section 26-31(5) of the New Brighton City Code, the City Council held a <br />Public Hearing. <br />5. The site is proposed to be divided into to two lots: Parcel A is proposed to be 4.4 acres <br />(192,225 ft2) and Parcel B is proposed to be 0.9 acres (39,996 ft?). <br />6.
