That the property has some unique circumstances such
as a storm sewer easement along the eastern property
line, a steep slope from the front to rear of the
home and 4 large trees on the western side of the
home.
2. That the circumstances noted in 1 above create a
hardship in conforming to the required setback.
3. That the impact of the variance is lessened as
a result of the property being located on a cul-de-sac.
4. That the impact of the variance is lessened as a
result of the garage being designed to be
architecturally compatible with the existing home.
5. That the variance will not be detrimental to
surrounding property.
BE IT FURTHER RESOLVED that VN-194 is and hereby approved
subject to the following condition:
1. That the garage be setback a minimum distance of 22.4
feet from the front property line.
