I,; RESOLUTION NO. 89-~ STATE OF MINNESOTA COUNTY OF RAMSEY CITY OF NEW BRIGHTON RESOLUTION APPROVING SUBDIVISION OF CERTAIN PROPERTY WITHIN THE CITY OF NEW BRIGHTON (generally 2617 Valley View Lane)-. WHEREAS, the City of New Brighton has been requested to subdivide certain property in the City of New Brighton described as follows: All that part of Lots 28 and 29, Knollwood Park No.3, Ramsey County, Minnesota, lying easterly of a line beginning at a point on the northeasterly line of said Lot 28 distant 323 feet northwesterly of the west right-of-way line ofSjlver Lake Road as now widened to 80 feet and terminating at the most 86~thwesterly corner of said Lot 29 and lying I westerly of the following described line: Beginning at a point on the south line of said Lot 29 distant 92 feet west of the west right-of-way line of Silver Lake Road as now widened to 80 feet; thence northeasterly to a point on the northerly line of said Lot 28 distant 50 feet northwesterly of the west right-of-way line of Silver Lake Road as widened and there terminating. Containing 74,331.1 square feet, or 1.71 acres. WHEREAS, State Statutes require that is such property is located in municipalities that have adopted a platting ordinance, approval of that municipality must be obtained before such subdivisions can be filed, and WHEREAS, Section 26-24 of the New Brighton City Code provides for sub- division of property without platting if certain criteria can be met; and WHEREAS, the Council has determined that such criteria has been met. NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of New Brighton that the Council approves subdivision of the above described property into parcels described as follows: PARCEL A All that part of Lots 28 and 29, Knollwood Park No.3, Ramsey County, Minnesota, described as follows: Beginning at the most southwesterly corner of said Lot 29; thence North 30 degrees 01 minutes 40 seconds East on an assumed bearing a distance of 311.08 feet to a point on the northeasterly line of said Lot 28 distant 323 feet northwesterly of the west right-of-way line of Silver Lake Road as it was widened to 80 feet; thence South 65 degrees 07 minutes 34 seconds East along the northeasterly line of said Lot 28 a distance of 261.48 feet to the south line of said Lot 29; thence West a distance of 115.00 feet to the point of beginning and there terminating. Containing 25,944.5 square feet, or 0.60 acres. PARCEL B All that part of lots 28 and 29, Knollwood Park No.3, Ramsey County, Minnesota, described as follows: Beginning at the most southwesterly corner of said Lot 29; thence East on an assumed bearing along the south line of said Lot 29 a distance of 115.0 feet to the actual point of beginning; thence North 25 degrees 39 minutes 56 seconds East a distance of 261.48 feet to a point on the north- easterly line of said Lot 28 distant 243 feet northwesterly of the west right-of-way line of Silver Lake Road as it is widened to 80 feet; thence South 65 degrees 07 minutes 34 seconds East along said northeasterly line of Lot 28 a distance of 80.00 feet; thence South 15 degrees 48 minutes 52 seconds West a distance of 235.88 feet to the south line of said Lot 29; thence West along the south line of said Lot 29 a distance of 51.55 feet; thence North along the southerly line of said Lot 29 a distance to the point of beginning.
