<br />J <br /> <br />[ ) <br /> <br />RESOLUTION NO. <br /> <br />86-122 <br /> <br />STATE OF MINNESOTA <br />COUNTY OF RAMSEY <br />CITY OF NEW BRIGHTON <br /> <br />RESOLUTION MAKING FINDINGS OF FACT AND APPROVING PRELIMINARY PLAT PL-150, <br />(generally located north of 21st Street NW and west of 27th Avenue NW). <br /> <br />WHEREAS, an applfcatfon for a prelfminary plat approval entftled <br />Park Place 2 has been made by William Barbush, and <br /> <br />WHEREAS, the procedural history of the applicatfon is as follows: <br /> <br />1. That an application for prelimfnary plat approval was filed with the <br />Cfty on September 2, 1986. <br /> <br />2. That the Planning Commission, pursuant to published and mailed <br />notices, held a public hearing on October 21, 1986, all persons <br />at the hearing were given an opportunity to be heard. <br /> <br />3. That application PL-150 was reviewed by the City Council <br />on November 10, 1986 and <br /> <br />BE IT FURTHER RESOLVED by the City Council that the following <br />Findings of Fact are made in respect toPL-150. <br /> <br />1. That the propertyi s zoned R-Z, Two-fami I y Res i dent fa I . <br /> <br />2. That the property, Lot 9, Block 2, Park Place. was originally <br />approved for four units under PRD-27. <br /> <br />3. That the number of lots and unft type comply with the <br />intent of PRD-27 when approved. <br /> <br />BE IT FURTHER RESOLVED that the application PL-150 is and hereby <br />approved subject to the following conditions: <br /> <br />1. That final grading and drainage plans are in accordance wIth <br />previously approved grading and drainage plans for PRD-27. <br /> <br />2. That a landscape plan be submitted fn accordance with PRO-27 and <br />approved by City Planner. <br /> <br />3. That requIred associatIon. party wall and otherpertfnent <br />agreements be ffled with the Cfty and reviewed by the City <br />Attorney. <br /> <br />4. That a varfance be approved reducIng the street sfdeyard <br />setback from 30 feet to 15 feet. <br /> <br />5. That the proposed 10 foot wide utility easement proposed along <br />21st Street NW be enlarged to 20 feet wIde. <br /> <br />Adopted this lOth day of November, 1986. <br /> <br />~~ <br />Robert J.
