'! <br /> <br />-? <br /> <br />STATE OF MINNJSOTA <br />COUNTY OF RAMSEY <br />CITY OF NEW BnIGHTON <br /> <br />RESOLUTION MAKING FINDINGS OF FAC'l' AND APPROVING APPLICATION FOR <br />PRELIMINARY PLANNED RESIDENTIAL DEVELOPMENT, PRD~34 AND <br />PRELIMINARY PLAT, PL-130. <br /> <br />WHEREAS, an application for, preliminary PRD(PRD-34) and <br />preliminary plat, PL-130 has been!made by Gordon Hedlund to plat <br />12 single family lots~ and <br /> <br />WHEREAS, the procedural histQry of the application is as <br />follows: <br /> <br />1. That an application for preli~inary PRD-34 and preliminary <br />plat, PL-130 was filed with t~e City of New Brighton on <br />March 24, 1982. <br /> <br />2. That the New Brighton Plannin9' Commission, pursuant to <br />published and mailed notices, ,i held a public hearing on <br />preliminary PRD-34 on April 2Q, 1982 and May 18, 1982J <br />all persons present at the he.ring were given an opportunity <br />to be heard~ <br /> <br />3. That the City Council, pursuant to published and mailed I <br />notices, held a public hearin9' on preliminary Plat, PL-130 I <br />on April 27, 1982 and May 25, 1982 all persons present at the <br />hearing were given an opportunity to be heard~ <br /> <br />4. The written comments and analysis of the City staff, the <br />Planning Commission minutes and recommendations were con- <br />sidered. <br /> <br />NOW THEREFORE BE IT RESOLVED,.; that the New Brighton City <br />Council makes the following Findimgs of Fact in respect to PL-130 <br />and PRD-34: <br /> <br />L That the property is zoned R-l, Single Family <br />Residential; <br />2. That a plat with 12 single family detached units is <br />consistent with surroundJng development; <br />3. That the proposed density is consistent with the <br />Comprehensive plan and z$ning,code requirements; <br />4. That with conformance with final grading and drainage <br />plans to be approved by the RCWD, the development <br />should not adversely affect adjoining properties. <br />5. That the land contours, high water table and poor soil <br />conditions warrant a modification of the front yard <br />setback for lots 5 and 6 of Block 1. <br /> <br />BE IT FURTHER RESOLVED that the application for preliminary <br />PRD-34 and PL-130 is and hereby approved subject to the following <br />conditions: <br />
