<br />.. <br /> <br />. <br /> <br />'- <br /> <br />, ..... <br /> <br />ORDINANCE NO. <br /> <br />648 <br /> <br />State of Minnesota <br />County of Ramsey <br />City of New Brighton <br /> <br />AN ORDINANCE ESTABLISHING THE <br />MX, MIXED USE ZONING DISTRICT BY <br />ADDING SECTION 6-500 - 6-570 TO THE <br />NEW BRIGHTON ZONING ORDINANCE <br /> <br />THE CITY OF NEW BRIGHTON ORDAINS: <br /> <br />Section 1. New Brighton Zoning Ordinance Section 6 is hereby amended by adding a new <br />Section to read: <br /> <br />Section 6-500 <br /> <br />MX, Mixed Use District <br /> <br />Section 6-510 <br /> <br />Intent <br /> <br />This district is established specifically to provide a flexible framework for the development of high <br />intensity mixed uses which are vertically and horizontally integrated in accordance with the Vision of the <br />adopted Highway 8 Corridor Study. The intent is to provide a reasonable use of existing properties in the <br />short term while creating incentives for the kinds of high intensity mixed uses which are consistent with <br />the Highway 8 Corridor Study, such as convenience retail, housing, office and office-showroom, <br />recreation, entertainment, and restaurants, and integrated parking and transit elements <br /> <br />The Mixed Use district is intended to be a place where buildings and the street have a relationship and <br />residents, employees and shoppers have dedicated and safe pathways for walking. Uses are integrated and <br />buildings have the appearance of being related or connected even if they are not. People drive to gain <br />access but feel comfortable walking within this exceptionally connected place. <br /> <br />Section 6-520 <br /> <br />Permitted Uses <br /> <br />A. Residential Uses: Residential multi-family and attached single family uses. Fifty (50%) percent <br />of all required parking shall be provided as underground parking. <br /> <br />B. Commercial Uses: <br />I . Retail business for local and neighborhood needs, provided the building does not exceed <br />5,000 square feet, to the following limited extent: <br />a. The sale and manufacture of baked goods; the sale of confectionery, dairy <br />
