" CITY OF NEW BRIGHTON :l ,\ ORDINANCE NO. 602 ~ AN ORDINANCE PROVIDING FOR INTERIM USES IN R-3B ZONES; CREA TING R-3BI ZONES; ADDING NEW SECTIONS 4-450 THROUGH 4-454 AND AMENDING SECTION 5-010(2) THE CITY COUNCIL OF THE CITY OF NEW BRIGHTON ORDAINS that the New Brighton City Code of Ordinances is amended as follows: Section 1. The New Brighton City Code of Ordinances is amended by adding new sections 4-450 through 4-454 as follows: Sec. 5-450. Interim Use District. It is recognized there are a certain number of detached single family homes existing in R-3B Multiple Family Residential District, the continued use of which as single family residences may no longer be appropriate. These sin~le family home sites are commonly located between or adjacent to multiple family residential developments, are located on arterial or collector streets, are near to commercial and industrial districts, and are designated for multiple family residential use by the city's comprehensive plan. These detached single family homes may prove attractive to the small business use which could convert the entire single family home to a business office use at a relatively inexpensive cost. In order to allow for this transition from residential use to business office use on an interim basis, while still reco~zing' the best and hil?;hest use of the site as multiple family residential, the R-3BI district is hereby created. Sec. 5-451. Multiple-Family Residence Interim District; R-3BI, Permitted Uses. (a) Any use or structure permitted and as regulated in the R-3B District. Sec. 5-452. Multiple-Family Residence Interim District; R-3BI, Permitted Accessory Uses. (a) Any accessory use or structure permitted and as regulated in the R-3B District. Sec. 4-453. Multiple-Family Residence Interim District; R-3BI, Uses by Special Permit. (a) Any use permitted and as regulated by special permit in the R-3B District. Sec. 4-454.
